Scope of this page
This page explains how to complain about a listing, a service, or a dealing on Damj, how it is handled, when to expect a reply, and how to escalate to the regulator if it is not resolved. A complaint does not replace reporting fraud or crime to the competent authorities.
How to file
- Complete the form below to receive an immediate registration reference and private tracking token.
- Include the listing reference or property link if it concerns a specific advertisement.
- Describe the issue briefly with dates, and attach any supporting images or correspondence.
- Leave a working contact method; a complaint with no way to reply cannot be handled.
How it is handled
- The complaint is logged with a reference on receipt, and receipt is acknowledged.
- The complaint and its documents are reviewed, and any missing detail is requested.
- If it concerns a non-compliant advertisement, that listing is withdrawn during review.
- The complainant is informed of the outcome and the action taken.
- The complaint and its handling are kept in a retrievable record.
Response window
We reply to a complaint within four working days of receiving it. If it needs a longer review or a document from another party, we tell you within that same window and give the reason — a complaint is never left unanswered.
Complaints about a listing
Every listing published on Damj carries its advertising licence number and expiry date. If a listing shows no licence, states facts that do not match reality, or its licence has expired, send us the listing link. You can also verify any advertising licence directly through REGA's official enquiry service.
Escalating to the regulator
If you are not satisfied with the outcome, or you prefer to go to the regulator first, you may contact the General Authority for Real Estate directly. Filing with us does not waive that right, and you are not required to exhaust our channel first.
What this channel does not cover
Damj never receives the property price or any deposit at any stage; funds move between seller and buyer through the official route. Financial claims between the parties to a transaction are therefore not settled through this channel and are referred to the competent authority. Any request to transfer money in Damj's name outside the official route is an attempted fraud — report it to us immediately.
