  • Do I pay anything before viewing?
    There is no Damj fee before viewing. The brokerage commission becomes due only after title transfer. If the parties agree to earnest money, the buyer transfers it directly to the seller under a documented tripartite agreement; Damj never receives or holds it.
  • How do I know the property is real and not duplicated from another site?
    Published listings show the verification signals available for that property. Damj reviews the title-deed and advertising-licence details before publication; each badge states the evidence it represents.
  • What commission rate applies to me as a buyer?
    Standard brokerage is 2.5%, or 2% for an eligible Damj Premium deal, with VAT added as required by law and paid by the buyer at title transfer.
  • Can I negotiate the price?
    Yes. Every offer you make, we present to the owner and manage in full. You don't need direct contact — our broker carries the negotiation on your behalf.
  • How does the earnest-money deposit work?
    Damj never receives or holds earnest money. If the parties agree to it, the buyer transfers it directly to the seller under a documented tripartite agreement that states the entitlement and cancellation terms; Damj only documents the deal path.
  • What happens if I withdraw from the deal?
    Before an earnest-money agreement is signed, it creates no contractual obligation. After signing, the written terms between the parties apply and any dispute goes to the competent authority; our team will coordinate the next steps without making a financial promise on Damj's behalf.
  • Do you help with bank financing?
    The pre-qualification calculator is an indicative, user-controlled estimate only. Damj does not currently route applications to a partner bank; apply directly with a licensed lender for an actual offer.
  • Can I buy a property from outside Saudi Arabia?
    Yes, in line with Saudi foreign-investment regulations. We have a dedicated page for foreign investors explaining the requirements and the available areas.

For Owners

  • How much do you take from my property's sale price?
    Damj deducts no seller commission; the disclosed brokerage commission is paid by the buyer after title transfer. Any optional service is presented separately with its terms before you approve it.
  • When does the sale price reach me?
    The sale price moves directly from buyer to seller through the government escrow at title transfer. Damj never receives, holds, or settles it; its commission is invoiced to the buyer only after title transfer.
  • How does my property reach serious buyers?
    Declared budget, timeline, and financing signals produce a prioritisation score for the broker. It helps order enquiries but is not a financial or identity guarantee.
  • How long does it take to approve my property?
    The broker reviews the documents, photos, and advertising license before publication. Timing depends on complete documents and regulatory verification; our team will contact you if anything is missing.
  • Is my property exclusive to you?
    No, you're not bound to exclusivity. But exclusive properties rank higher in search and are offered additional marketing benefits.
  • Can I change my property's price after publishing?
    Yes, from your properties dashboard. Material changes are reviewed before publication, and eligible saved-search alerts run only after the updated listing is approved.
  • Do you hide my phone number from the public?
    Completely. All communication passes through the Damj broker only. Your number never appears on the site or in public messages.
  • What if my property doesn't sell?
    You pay nothing. The commission is tied only to completing the sale. If you decide to withdraw the listing, you can do it with one click from your dashboard.

General

  • What's the difference between Damj and a regular property-listings site?
    A listings site only shows the ad — you call, negotiate, and verify yourself. Damj is one licensed broker managing approval, communication, negotiation, and documents through title transfer, while the sale price and earnest money remain outside Damj accounts.
  • Is Damj officially licensed?
    Damj follows the regulations of the Saudi Real Estate General Authority (REGA). All properties are published under an official advertising license, and transactions are carried out under the approved real-estate brokerage system.
  • Is my data protected?
    Yes. We comply with the Saudi Personal Data Protection Law (PDPL). All data is encrypted, and we do not sell or share your information with any third party without your explicit consent.
  • How do district transaction indicators work?
    Damj shows descriptive statistics from executed official district transactions only when the sample reaches the publication threshold. It does not estimate a specific property's value and is not an accredited appraisal; accredited valuation requires a licensed valuer.
  • What does Damj verify?
    Damj verifies the advertiser's identity, title deed, and advertising license before publication. It provides no financial guarantee and never receives the sale price or earnest money; disputes follow the competent authorities and signed agreements.
  • Can I get in touch without an account?
    You can browse everything without an account. But to send interest in a property, save favorites, or receive alerts, you need a quick email registration.
  • Which cities is Damj in?
    Damj accepts listing requests in the cities supported by the platform, and a listing appears publicly only after the required verification and advertising license are complete.
