How selling through Damj works — from contract to payment

Five written steps with no surprises: zero cost to you, your number hidden, and every riyal of the price reaching you directly through the government channel. This guide explains each step and what to confirm before signing.

    Sign the exclusive brokerage agreement after identity and deed verification. Price, term, and every obligation are written — nothing verbal.

  2. 2. A licensed ad in your name

    Damj issues the advertising licence on your behalf and lists your property with the licence number and an official verify button, professional photography, and a watermark — your number never appears.

  3. 3. Screened, scheduled viewings

    Interested buyers pass a seriousness gate before any viewing, and all contact runs through Damj. You receive documented offers, not random calls.

  4. 4. The offer and the documented deposit

    On agreement the buyer pays the deposit to you directly under a documented tripartite agreement that states the deposit's fate in every case — before a single riyal moves.

  5. 5. Title transfer and the full price

    Transfer happens through the government channels and the full price reaches you directly via the government escrow. Damj's commission is paid by the buyer after transfer — never before.

Sellers' frequent questions

What do I pay Damj to sell my property?

Zero. Damj's published commission (2.5% + VAT) is paid by the buyer and only falls due after title transfer completes. No listing fees, no photography fees, no upfront seller costs.

When and how do I receive the price?

At title transfer the full price reaches you directly through the government escrow — Damj never receives any part of it. Anyone requesting a transfer in Damj's name is a fraudster.

Who receives the deposit?

The buyer pays the deposit to the seller directly under a documented tripartite agreement that fixes its amount, conditions, and fate in every case before any payment. Damj coordinates and documents — it never holds the deposit.

What if the buyer uses bank financing?

The bank disburses the financed amount to the seller through the same title-transfer process. The timeline runs longer (bank valuation and committees) and Damj coordinates between both parties and the bank. Make sure the deposit agreement states in writing what happens if financing falls through.

Why exclusivity — what do I gain?

One property, one broker, one price: a licensed ad with an official verification number, your phone never shown, buyer-seriousness screening before any viewing, and all contact through Damj. Exclusivity has a fixed term set in the brokerage agreement.

Does my number or exact location appear in the ad?

No. Your number stays hidden and all contact goes through Damj; the location shows approximately until a serious viewing stage. Your photos carry a protective watermark.
